About This Project
This project is a double recover that entailed two semi-detached houses. The homeowners decided to undertake the work simultaneously for continuity with the roof tiling and the uPVC roofline. Both property owners came from a recommendation, requesting a free quotation. We liaised with the homeowners with samples of tiles and roofline products to make sure that they were completely satisfied with the work we were proposing in our quotation. Within the 7 days quotation period, they were delivered with an extensive, thorough and transparent description of the works we would carry out.
The customers opted for a flat grey interlocking tile for the main roof with square white uPVC fascia and soffit completed with a black half round uPVC gutter and downpipes. The bay windows were to be stripped, insulated and the old tiles renewed with grey concrete plain tiles. All works were to be inspected for insulation upgrades as required with building control.
Scaffolding was arranged to be erected around the properties to allow safe working access to the roof. We use accredited and insured contractors to complete scaffolding work.
The existing covering was stripped off and skipped into an on-site skip, we only use accredited and approved waste trade companies to dispose of our material.
The insulation levels of both properties were inspected alongside the local authorities building inspector where one property was deemed sufficient after a recent loft conversion while the other required a replacement of the loft roll up to 300mm cross laid.
Exposed rafters are checked on their condition for signs of rot and are then covered with an air-permeable underlay closely followed with battens set to an equal gauge up the roof. On this project, 38×25 treated roofing batten was used. At this stage the roof is watertight again, protecting your property while we continue our works.
Timber fascia was removed around both properties and the rafter feet made good for the application of new uPVC fascia. Plain white soffit board fixed to the underside of the rafters, secured to at the wall abutment with a newly fixed roofing continuously run around the property at the required height to the fascia. Half-round black guttering fixed to the new fascia with the required fall measured to the outlets.
One property opted for the installation of two Velux roof windows ready for further works to convert the loft space in the future. This included cutting out the existing rafters and constructing a new timber frame for the window to be placed in.
Redland Mini Stonewold (Grey) tiles were delivered to the site and loaded onto the roof with a mechanical hoist and stacked onto the batten ready to be laid. Plastic eaves support trays are used to support the underlay where the roof meets the gutter. These are used to stop the sag of the underlay into the cavity and also allow the underlay to be pulled back from the gutter to prevent water from being absorbed and drawn back into the property from the gutter.
Single lap interlocking concrete tiles were laid onto the battens with a half bond as specifications. Every tile is fixed as per BS5534 fixing specifications.
The hips of each side of the properties were cut in and smaller cuts were also mechanically fixed with the use of clips. This also falls under the requirements of BS5534. A mechanically fixed ridge system was prepared for installing including ventilation roll stuck directly to the tiles. These allow ventilation required to the roof space which also keeps insects, birds etc out. Hip trays are followed onto the ventilation roll on hipped roofs to help align the ridge tiles and are also required to carry away water. Starter clock ridges are used at the bottom of the hip to block birds and rodents from accessing the roof.
Leadwork around the chimney was replaced for both properties, soakers and flashings, as standard with a recovering project to offer a full guarantee of our work.
Both properties had their vertical bay windows stripped and the waste skipped. The exposed bay windows showed it had no insulation and needed thermal PIR board installation to meet requirements from the local authorities building inspector. The bays had air-permeable underlay installed on the exposed timber work and 38×25 roofing batten set to gauge of a new concrete plain tile. the existing lead flashings were redressed into position as of the request of the customers on the project, replacing the soakers to the abutment and installing code 3 soakers to the external cuts.
Both customers were highly delighted with the finishing results of our work and the service they experience through from the initial survey to their aftercare. Both properties were issued with a 1-year insurance backed guarantee for the works completed.
